Renting out a property in Bengaluru is straightforward once you know the basics — but first-time landlords often skip a few steps that end up costing time and money later. Here are five things worth getting right from day one.
1. Police verification isn't optional
Bengaluru City Police require tenant verification (Form C) for every rental. Skipping this isn't just a compliance risk — it also means you have no formal record of who's living in your property. Get it filed within a few days of move-in, not months later.
2. A vague rental agreement causes more disputes than no agreement at all
"Standard" 11-month agreements downloaded off the internet often miss clauses that matter in practice — who pays for what maintenance, what happens if rent is late, and how the security deposit gets adjusted at move-out. A little specificity upfront prevents most disputes.
3. Rent escalation should be written down, not assumed
An informal "we'll discuss the increase next year" almost always leads to an awkward conversation. Specify the escalation percentage and timing in the agreement itself.
4. Security deposits need a clear deduction policy
Disputes over security deposits are one of the most common landlord-tenant conflicts. A documented move-in condition report (with photos) and a clear policy on what deposit deductions are valid makes move-out far less contentious.
5. Vacancy costs more than a slightly lower rent
Landlords sometimes hold out for a marginally higher rent and end up with a property sitting vacant for months — which costs far more than the difference would have earned. Pricing realistically for your locality usually pays off faster.
